Buffalo’s housing market ranked most stable in nation

Francis and Barbara Smith have called Thomas Fox Drive in North Tonawanda their home for 27 years.

The Western New York natives, who grew up in the post-World War II years, built the Cape Cod home in 1987 for about $130,000. They raised their daughter, who now lives in Florida, in the house. They put in a pool and gardens, and fixed things as needed. And they entertained friends, family and neighbors.

Now, after their daughter adopted a baby girl, they’re ready to scale back and perhaps even move to the Sunshine State to be closer to family. So they’ve listed their house for $218,900 – more than they expected but not a huge gain after their expenses. But making a profit has never been the goal for them.

“It’s somewhat of an investment, but mostly, it’s just been home,” said Barbara Smith, 70. “We’ll make a little bit of money but not a lot. But if you break even or make a little bit of money, you’re doing very well.”

That essentially sums up Buffalonians’ attitude toward homes – as a cost, a necessity or a desire, but not a personal Wall Street investment house.

“We don’t treat our homes as financial instruments, but more of a thing that we live in,” said Gary Keith, M&T Bank Corp.’s chief economist. “We take advantage of the fact that prices tend to be affordable, aside from the taxes. It’s an older market, typically, that is driven more by buying a home and staying in it for many years.”

Take Annabelle Aquilina and her husband, Tom, who bought their home in Amherst 30 years ago. They raised four children, all of whom are now married and living in the area, and over time they have “put on lots of additions and done a lot of things to grow with our family,” she said.

“We never really thought about looking at our house as any huge investment, but we also don’t have to worry about losing value either,” said Annabelle Aquilina, also the broker who is representing the Smiths. “It’s a place where you can just feel comfortable staying. I don’t want to move.”

Indeed, that’s borne out by data showing only mild changes in value over time in the Buffalo area, as people tend not to move that often, so properties don’t change hands frequently.

In part, that’s because while 30 percent of many other markets might consist of second-home buyers, “nobody buys a house in Buffalo as a second home,” so no one is driving prices artificially high, said Merle Whitehead, CEO of RealtyUSA. Rather, he said, “most of the sales in Western New York are change-of-life sales.”

“We have investors, but 98 percent of our single-family homes are being bought for quality of life,” he said. “It’s just a good place to live and raise a family, and you will get mild appreciation and principal reduction and tax advantages. So buying a house in Western New York makes a lot of sense.”

According to a new analysis by a national housing research firm done for Bloomberg.com, Buffalo has the most stable housing market in the nation over the last 35 years, with virtually no chance of loss for homeowners overall during that time.

The study of average home price data by Zillow found Buffalo beat out the 49 other largest metropolitan areas in the country for having the least risky real estate market since 1979. That’s based on an examination of over 117 rolling five-year periods since then, with Buffalo tallying the lowest percentage – estimated at zero – of those periods with negative returns.

The data represents another nod to Buffalo’s slow-and-steady market, which doesn’t experience housing booms but also doesn’t suffer busts.

Prices don’t rise that rapidly, but also don’t fall precipitously or bounce around. According to the study, the region’s worst 12-month period over the 35 years occurred from July 1994 to June 1995, when prices fell 4 percent.

Instead, home prices in Western New York have maintained a consistent but gradual rise for years, even through the depths of the national housing crash and recession. As a result, local homeowners don’t worry about losing money on their home.

Phil Aquila and his wife bought a 15-acre horse farm in Akron 30 years ago for $56,000, complete with a home built in 1890 and an Amish-built barn. He knows the property is now worth $300,000, in part because “people are always looking for horse farms and acreage,” but the couple still owns six horses and isn’t interested in moving.

“We did not view it as an investment but that’s a bonus to have that kind of appreciation over 30 years,” said Aquila, who is also general manager of residential real estate for M.J. Peterson Corp. “We needed a place that we enjoyed with some acreage and a big barn. We fulfilled our need and also, because of the Buffalo area, had a very safe, sound investment that we didn’t have to worry about.”

Peter Hunt, CEO and owner of Hunt Real Estate Corp., bought his own house in February 1987, and he and his wife raised their children there, only recently selling it to buy another house five blocks away that they really wanted. He acknowledged being “at least somewhat conscious of its market value” during his 27 years of ownership, but still invested in it, “with really no intention of ever selling it.”

“It’s a typical Buffalo story,” he said. “Mostly, we improved it contemplating only staying there, as it was the neighborhood we wanted for our family.”

Tully Rinckey law firm relocates, expands its office in Buffalo area

An Albany-based law firm owned by two military veterans has relocated and expanded its Buffalo-area office after just a year in the market, continuing its rapid growth across the state that began two years ago.

Tully Rinckey PLLC moved from Niagara Street in downtown Buffalo to a new, larger office building at 5488 Sheridan Drive in Amherst, where it is leasing 5,090 square feet – about five times what it had before. The firm currently employs about six people locally but is “gearing up for substantial hiring,” with plans for 23 local employees within three years, said spokesman James A. Schlett.

“Our firm continues to find that the Western New York legal market is ripe for business growth and development,” said Mathew B. Tully, founding partner and a former lieutenant colonel in the New York Army National Guard, who founded the firm in 2004 with former Army Capt. Greg T. Rinckey, a fellow Reserve Officers’ Training Corps graduate.

The fast-growing, full-service law firm serves individuals, families and businesses, with more than 50 attorneys in six offices in upstate New York, Virginia and Washington, D.C. The firm works in family and matrimonial, criminal defense, labor and employment law, personal injury, estate planning, Social Security, bankruptcy, military and appellate law.

Tully Rinckey began expanding across the state in August 2012 with a full-service office in Syracuse, followed by Buffalo in January 2013 and Rochester in July 2013.

Tully was a paralegal at Morgan Stanley & Co. on the 65th floor of the South Tower of the World Trade Center on Sept. 11, 2001, when terrorists flew hijacked passenger jets into the two towers. He escaped after the first plane struck.

He has served in the military since 9/11, including three overseas deployments. Most recently, he was assigned to Afghanistan in April 2012.

Tully was wounded during a suicide car bomb attack Aug. 7, 2012, and retired from the Army after recovering from his wounds. He received a Combat Action Badge in May 2012, a Purple Heart in September 2012 and a Bronze Star in February 2013.

His partner, Rinckey, served as an attorney in the Judge Advocate General’s Corps, or JAG, and was later assistant U.S. attorney for the Eastern District of Virginia.

Architectural firm renting space in Buffalo’s tallest building

A national architectural firm that has worked with the Seneca Nation of Indians on its casino designs is opening a permanent office in Buffalo, taking up space in Buffalo’s tallest office building.

SOSH Architects will occupy just under 3,000 square feet of space on the 27th floor of One Seneca Tower, under a one-year lease, according to Richard Schechter, the court-appointed “receiver” for the 38-story building. Schechter, also a commercial real estate broker with Pyramid Brokerage Co. of Buffalo, is responsible for overseeing the operations and maintenance of the 850,000-square-foot tower while it winds through the foreclosure process.

SOSH’s new office will be managed by local architect Russell E. Bennett Jr., and will employ six to eight professional and support staff, with plans to grow that number to 12 to 16 within a year. The firm was the designer of the original Seneca Buffalo Creek Casino and Hotel project, as well as the recent renovations to the Seneca Niagara Casino in Niagara Falls.

Founded in 1979, SOSH is an architectural and planning firm specializing in the hospitality, entertainment, retail, civic and education fields. The firm has offices in New York City and Atlantic City.

Ingram Micro building in Amherst sold

Ingram Micro’s East Coast headquarters building in Amherst has been sold to the nation’s largest publicly traded real estate investment trust for $24.5 million after its previous institutional owner decided to sell off all of its assets and close. Winthrop Realty Trust of Boston sold the large property to an affiliate of New York City-based American Realty Capital, a fast-growing firm that already owns significant holdings in Western New York through a variety of trusts, according to local real estate sources.

The 14.33-acre property at 1759 Wehrle Drive includes a 200,000-square-foot Class A office building that houses the publicly traded Ingram, which is one of the world’s largest wholesale providers of technology products and supply chain services. The sale comes as California-based Ingram is planning an $11 million expansion of its area operations, adding nearly 250 new employees to the 1,500 it already has in Amherst. The company, which obtained nearly $1 million in sales and mortgage tax breaks last year from the Amherst Industrial Development Agency, renewed its 10-year lease and will also be using about 1.3 acres of adjoining properties for an additional 446 parking spaces after Winthrop bought the four additional parcels in February.

The property sale, which does not affect Ingram, is part of a two-year liquidation process that Winthrop announced in April to unload its entire $869 million portfolio, including 5.3 million square feet of rentable space and 6,204 apartment units. The portfolio also includes $58 million in loans and $103 million in cash. The decision to liquidate came after a strategic review of options.

Founded and led by Nicholas S. Schorsch and William M. Kahane, American Realty Capital has over 3,700 commercial properties in its portfolios with a focus on single-tenant freestanding properties. It bought Phoenix-based Cole Real Estate in February for over $7.15 billion in cash and stock, and then announced plans to spin off almost all of its multi-tenant shopping center business, with 69 plazas and $2.2 billion in assets, into a new real estate investment trust. Early last month, it instead agreed to sell its multitenant portfolio to a joint venture between Blackstone Group and DDR Corp. for $1.975 billion in cash. The company owns 69 properties in New York State, with more than 14 in Western New York, including HealthNow New York’s corporate headquarters.

“People are listing them at a good rate, but there’s an over-influx of buyers snapping them up,” said Phil L. Aquila Jr., general manager of residential real estate offices for M.J. Peterson Corp. “Put your house out there now, price it and let the bids begin. It’s auction-city.”

May sales actually show deals made up to two months earlier, in March and April, because of the time it takes to close. So the May numbers were also weighed down by the cold, wet weather, he said.

But the number of pending deals was up, indicating a surge in deal-signing in May and a possible harbinger of the summer months to come, according to statistics released by the Buffalo Niagara Association of Realtors.

“The closed sales are down because this is the winter doldrums that we went through, and we’re just ending up. But the pending sales are starting to pick up because the weather got better,” Aquila said. “This is all weather-related, and now it’s one of the hottest markets in years.”

Completed deals fell 9 percent in May from a year earlier, to 801, and were down 5.8 percent for the year to date, to 3,208. Home sales typically take about 60 days to close in New York, so those contracts were likely signed as far back as March.

Meanwhile, pending sales – where a deal is signed but not done – rose 4.8 percent to 1,191, although they’re down for the first five months of the year by 1.1 percent, to 4,522. Still, May’s tally is the highest level for any month since April 2010, and the second-highest since at least 2001.

The pending deals were likely signed in either April or May, so the closings will occur over the following two months, and summer time is typically more active for home buying in the Buffalo Niagara region.

“It should be as strong or stronger in June. It’s going to stay hot in July, August and September,” Aquila predicted. “Houses are flying in a day or two, with multiple offers. I see positive things heading through the summer.”

But the number of new listings added to the market fell 3.1 percent to 1,949, and are down 6 percent for the year, to 7,180.

The total inventory of homes available for sale plunged 12.7 percent to 4,684 – the lowest level for May going into the summer months since 2004. At that rate, the supply would last only 5.4 months, down 15.6 percent from a year ago.

That has been a trend over the past two years that has puzzled real estate practitioners, and frustrated their clients who have struggled to find enough quality homes to bid on, and then frequently found themselves engaged in bidding wars and paying more than they wanted, or losing out on homes that went too fast.

Both the average and median prices have been steadily ticking up for the last decade, and while the average fell less than 1 percent to $143,729 in May, it’s still the second-highest level ever for May. Moreover, the median price rose 1.6 percent to $123,900, the highest level for May since at least 1999.

For the year to date, both prices rose, with the median up 0.4 percent to $119,000 since January and the average up 3.3 percent to $143,350.

The data, from the regional multiple listing service, includes arms-length transactions for single-family homes, townhomes and condominiums in the eight-county region of Western New York that were handled by members of BNAR. A small amount of data from two other counties is also included.

Big deals in Erie County’s commercial real estate

More than $51.4 million worth of commercial real estate changed hands during the past two months in Erie County, led by the former Gaymar Industries building in Orchard Park, a television station, a retail plaza in Cheektowaga, a Sheridan Drive auto facility and a former Southtowns strip plaza.

The Erie County Clerk’s Office recorded 72 commercial transactions valued at $200,000 or more in May and June, as buyers and sellers continued a frenzied pace of activity. Both months tallied an average deal value of nearly $700,000, while the median or midpoint deal was $495,000 in May and $461,250 in June.

In June alone, 39 deals were worth $28.55 million. Among the highlights:

• E.W. Scripps Co., which bought WKBW-TV and a Detroit station from Granite Broadcasting Corp. for $110 million last month, bought the local station’s real estate, including its main building at 169 Church St., for $1.725 million and a separate property at 8909 Center St. in Colden for $1.365 million. Scripps Media Inc. made the purchases from Queen City Broadcasting of New York Inc.

• CCS Oncology, through 3021-3041 Orchard Park Road LLC, paid $2.4 million to buy a 4.6-acre property at that address, across the street from Southtowns Radiology’s new Orchard Park office at 3050 Orchard Park Road. The property includes a 44,596-square-foot single-story strip plaza, built in 1972, and was acquired from Robert G. Friedman’s Orchard Park Associates of New York City. Plans call for a new CCS Oncology location, adding to existing offices in Williamsville, Kenmore, Niagara Falls, Lockport, Hamburg and West Seneca.

• Medical device maker Stryker Corp., which acquired Orchard Park-based Gaymar Industries in 2010, sold the facility at 10 Centre Drive in Orchard Park to A-Titan Instruments, a precision dental equipment maker based in Hamburg, for $2.1 million. The property, located just off Route 20A in the Quaker Industrial Park, includes a 115,000-square-foot facility.

A-Titan, which is currently in 15,000 square feet of space, will occupy half of the building, while Pyramid Brokerage Co. of Buffalo will seek to find tenants for the rest, according to Pyramid’s Richard Schechter, who brokered the deal with colleague David Seider. A-Titan employs 30 to 35 workers now but hopes to increase its employment by 20 percent to 25 percent in the next few years, Schechter said.

• Anthony and Nicholas Cutaia’s Rane Property Management, acting through Fairways at Lancaster LLC, paid a combined $1.85 million to buy 5354 and 5360 Genesee St. in Lancaster from the Surowick family. The properties include the Harris Hill Golf Center Restaurant and Ice Cream – a 1,700-square-foot restaurant with an 18-hole miniature golf course – and an adjacent 37,520-square-foot Class B office building, constructed in 1997 on five acres. The entire property is at the front of the nine-hole Harris Hill golf course and driving range.

• AirSep Corp., a maker of air separation equipment and technology for commercial and medical uses, sold its headquarters facility at 401 Creekside Drive in Amherst to 401 Creekside Drive LLC for $1.6 million. The buyer is registered to Ark Wholesale LLC, an Amherst-based retailer of licensed sports apparel and novelty items. AirSep was acquired recently by Chart Industries.

• Following the closing of Hopevale Inc. and the merger of the Hopevale School District into the Randolph Academy Union Free School District, the Hopevale School at 3780 Howard Road in Hamburg was acquired for $1.5 million by Randolph Academy, which plans to reuse the campus. Hopevale provided residential treatment, foster care and family programming, and the school served 80 day students from the Buffalo area, but Hopevale’s closing jeopardized those services, along with 50 jobs. The consolidation, which saved $1.1 million from combined operations, required state legislation.

Startup charter school buys Community Charter School

A planned auction of the Community Charter School building scheduled for Saturday has been canceled after another startup charter school agreed to buy the entire East Side property and its contents for a higher price than might have been fetched at the public sale.

The new Charter School of Inquiry, which won approval to open late last month from the State Board of Regents, will purchase the 42,000-square-foot facility at 404 Edison Ave., paying an undisclosed price for the 2.18-acre property and two-story brick building. The new school will also purchase all of the equipment, furnishings and other contents as part of the deal, which isn’t expected to close for a couple of months.

“It’s just an absolutely perfect situation,” said auctioneer Cash Cunningham, owner of Cash Realty & Auctions. “They were specifically looking for something on the East Side. It’s the right size for them, and having all the equipment in place is absolutely ideal for them. There are some things they’ll want to upgrade and replace, but this gives them the bulk of what they need.”

The deal came together quickly over the last week, through intermediaries, after Cunningham announced plans for the 10 a.m. auction Saturday.

“It’s unfortunate that Community Charter School is closing, but I’m pleased that there will be another charter school to provide services for those students on the East Side of Buffalo,” said Denise Luka, head of school at Community Charter.

CSI plans to open its doors in August 2015, focusing on children who are at risk of academic failure. Co-founded by former Buffalo Board of Education President Helene H. Kramer and five other education veterans, CSI plans to use an “inquiry-based approach” to instruction, teaching children to apply their knowledge rather than just memorizing and repeating facts. The curriculum includes a focus on literacy and comprehension, and students will learn to ask questions, investigate problems, interpret results and communicate their findings.

“This is a huge accomplishment,” Kramer said. “To have that almost behind us lets us focus on the next steps, including recruiting for a school leader and focusing on the educational program.”

The school will open with 50 children each in kindergarten, first and second grades, and will add another grade each year to reach 350 students through sixth grade after its first five years.

“It was a charter school before, and it fit the profile of what we needed. It could accommodate the number of children that we wanted, and serve the community in that location,” Kramer said. “Community Charter School did a very good job of renovating the building.”

Meanwhile, for Community Charter School, which lost its yearlong battle with the state to stay open, the agreement resulted in a sale price that was higher than the pre-auction estimate, for both the real estate and contents. “It’s a terrific deal for the buyer and a better deal than they would have had at auction for the seller,” Cunningham said. “So it worked out very well, and I’m happy to take a day off.”

Kolkmeyer looks to buy 5 buildings downtown

Paul J. Kolkmeyer, the banker-turned-real estate developer and property owner, is a leading contender to buy five prominent downtown office buildings from longtime owner David L. Sweet, but a final deal may yet remain elusive.

Kolkmeyer, who owns Priam Enterprises LLC, this week confirmed well-established market rumors that he is “one of a number of people who has looked” at the Rand, Main Court and three other Main Street buildings in the central business district but denied that he has them under contract or that a closing has been scheduled.

“There is no deal that has been struck that is a final deal,” he said. “There is no closing scheduled, because nothing is finalized.”

He said he may still be in the running for the package of office facilities but was not certain, nor was he aware of anyone else in particular who was also vying for them. And he said there is “lots of work to do” on the buildings and any potential deal before anything could be finalized.

“It’s just way to early to make any comment about anything at this point,” he said.

Sweet, a figure in the downtown real estate community since the 1970s, owns the Rand at 14 Lafayette Square, the Main Seneca Building at 237 Main, the Main Court Building at 436 Main, and the Roblin and Stanton buildings at 241 and 251 Main. The five office buildings have a total of 760,137 square feet of rentable space on 64 floors and are assessed at $12 million. The oldest dates from 1873, with another constructed in 1902 and the Rand built in 1929.

Sweet has owned them through his Main Seneca Corp. for as long as 40 years but is now in his mid-80s, and his three daughters are not interested in taking over the real estate empire, leading him to consider a sale earlier this year.

He has not identified the individual with whom he has been negotiating. But knowledgeable real estate sources in the community said it’s Kolkmeyer, the former accountant and First Niagara Financial Group CEO who became active in real estate development after he was ousted from the bank in 2006. However, the sources said the parties are still working out significant issues, including the financing.

Kolkmeyer started Priam in 2007 and has focused particularly on developing and managing apartment buildings and student housing complexes in Western New York. The firm manages the Dun Building, Lofts at 136, Morris Manor and Mercer Commons. Kolkmeyer had also sought to work with Greenleaf Development in 2010 to buy and redevelop the former Spaghetti Warehouse building into loft apartments, but that effort fell through.

‘Green’ neighborhood to be built in Akron

A homebuilder in the eastern suburbs has unveiled plans for a new development of energy-efficient homes in Akron, on land that includes three ponds.

Rehwaldt Builders, a 30-year-old custom homebuilder that is certified in “green” construction, will offer a range of options of various size and styles, ranging from 1,200 square feet to over 2,000 square feet, in the new Dear View Green Homes neighborhood on Deer View Drive. Each home will come with geothermal heating and cooling systems and Energy Star products, enabling homeowners to take advantage of certain federal tax credits, as well as lower monthly utility bills, the company said.

Seven years after leaving political office and becoming a lobbyist, former Erie County Executive Joel Giambra is trying his luck at a completely different effort he hopes will help his hometown: He’s building houses.

Giambra has acquired 18 vacant lots during the past two years, mostly from the city foreclosure auction, and all in the Lower West Side neighborhood where he grew up. Now he’s planning to build new homes on the lots, located on several streets near the Peace Bridge and D’Youville College.

The houses will be a mixture of single- and multi-family homes, all designed in the same Victorian style that dominates that area of the city, he said. They are aimed at young professionals, artists and others who want to live near downtown Buffalo in newly built homes, or who can’t afford the nearby Elmwood Village or the Delaware District.

“This is the first time I’ve done new construction,” said Giambra, who will act as general contractor. “I think it’s pretty cool. The neighbors are excited. I’m excited. Hopefully, buyers will be excited.”

The former politician also wants to rebrand the community as the Olmsted Park/Connecticut Village, to capitalize on the centrality of Connecticut Street, which ends at the Frederick Law Olmsted-designed Front Park. “I think the Olmsted theme is very attractive to a lot of people,” he said.

Citing the presence of D’Youville, the flurry of redevelopment activity such as the Horsefeathers Market and Residences project on Connecticut and the opening of new businesses, he said the area’s revival looks real. Most of the homes near the lots are well-maintained and “in decent shape,” he said.

“I am firmly convinced it’s on the upswing,” he said. “If you look at property values over the last three to four years in that area, it’s encouraging interest. It’s young professionals and the creative class. That’s the market that we’re going after.”

That’s great news for neighbors like Jordan McCann, 28, who lives in a four-unit house next to one of Giambra’s vacant lots on Plymouth.

“I wouldn’t have a problem as long as you have the right people in there to take care of it,” said McCann, who has lived there for seven years.

The housing adventure is new for Giambra, who grew up “in the projects” on Lakeview Avenue and spent 25 years in the public sector. He teamed up with former Sen. Alfonse D’Amato as a partner and managing director in Park Strategies LLC, a lobbying firm, which is still his full-time job. “This is a hobby,” he said, adding, “but it may turn into a full-time job.”

After rehabbing his own home and three others for family members, he decided to “try my hand with flipping.” He bought two foreclosed houses on 14th Street from the city and a bank, gutted them – in one case, he needed five dumpsters to empty it out before he touched any new drywall – and fixed them up before reselling them for $188,000 and $145,000, respectively.

“We went forward, and it turned out to be a very, very nice project,” he said. “It gave me reason to believe there was an opportunity. My confidence was bolstered. There might be a need for some new houses now.”

Giambra has already lined up partners for some of the construction, marketing and financing of the homes, and has all the permits and approvals in place to start construction on the first home – his own – in two weeks. That will also become the model home he will use for future sales, before starting work on any other homes.

He said he’s already garnered support from city leaders, including Mayor Byron W. Brown.

“If this is successful, we can do it citywide. Unfortunately, there are a lot of lots in the city,” Giambra said. “I hope it encourages other people to do the same thing.”

Marketing and sales will be handled by his 26-year-old son, Nicholas Giambra, a real estate agent with Hunt Real Estate Corp., and Stephanie DeMartino. Evans Bank will provide the financing for future buyers. And he’s working to sign a deal with Barden Homes to help with some of the prefabricated construction work to speed up the jobs.

Giambra said he didn’t know yet how much the homes would cost to build but expected they would be sold for $150,000 to $210,000. “That’s what I think the market will bear, but we don’t know yet,” he said. “We’re testing the market here, to see what people’s appetite is for new houses and what are the price points. We haven’t built a lot of market-rate houses to test it out yet.”

Lightning strike foils renovation plans for building near Medical Campus

A building near the Buffalo Niagara Medical Campus that had been designated for renovation into luxury apartments is instead being torn down by the Amherst developer that owns it, after a rare direct hit by lightning last week caused substantial structural damage.

First Amherst Development Group LLC said it is demolishing the long-vacant former mansion at 23 North St., between Main Street and Linwood Avenue, after the mothballed building’s west side was struck by lightning early on the morning of July 8.

The property, which the developer had purchased in 2006 with the intention of restoring as a residential complex, had been designated for a $6 million adaptive reuse project to create 25 apartments.

“We believed 23 North Street had a bright future because of its historic presence and proximity to the emerging Buffalo Niagara Medical Campus,” First Amherst President Benjamin N. Obletz said in an email. “Demolition is not the outcome we envisioned. First Amherst has a reputation of salvaging neglected downtown Buffalo structure and building on their history.”

Obletz said neighbors had informed the firm that “they heard a loud clap of thunder and saw a bright flash of lightning at around 3 a.m.”

The developer “immediately conducted an extensive interior and exterior inspection” with an engineer and started a “limited demolition” of the damaged walls Wednesday to be safe.

“After a full evaluation, we reached the unfortunate conclusion the building could not be saved,” Obletz wrote. “The strike did major structural damage, causing a large section of the roof and third floor to collapse to the ground floor. Despite the heavy rain, our inspection found charred wood from the strike and a gaping hole in that side of the structure.”

First Amherst had hoped to repeat its success with the nearby Granite Works project on Main Street but was waiting for the downtown housing market to reach the point of demand it now has, Obletz said.

That delay had frustrated some preservationists, but in the meantime, the firm invested about $200,000 to shore up the outside walls, maintain the “failing roof” and secure the building, he added.

The firm and its architect had just finalized concept drawings for the adaptive reuse project in late May.
