Spotlight your home’s best side with selling

Maria Sapuppo needed to sell her comfy bi-level with five bedrooms and three bathrooms last year, but her real estate agent warned it looked a little too “lived-in” as it was and suggested staging it. Sapuppo, a River Vale, N.J., mother of two, agreed since she said she had a hard time looking at her house as a stranger would view it. She couldn’t envision it any other way.

Though real estate agents have been advising clients on how to prepare their homes for sale for decades, staging has become more detailed and focused. Companies specializing in the art of staging are also starting to emerge.

“It’s de-cluttering, neutralizing colors and showcasing highlights of the home such as hardwood floors,” said Roberta Whitley Gomez, who staged Sapuppo’s home and is the owner of Whitley Realty in New Milford, N.J.

Proper staging can mean 6 percent to 20 percent more on a sale, and can help sell the home more quickly, experts say. The Real Estate Staging Association claims that properties that have been staged typically spend 73 percent less time on the market.

How should a house look after staging? As the adage says, less is more.

Sapuppo, on the advice of Whitley Gomez, removed almost all the furniture. Bedrooms had a bed, a chair and a decorative piece, like a basket with flowers.

“We had no dressers – underwear and socks were in a basket at the bottom of my closet,” Sapuppo said. “We took out anything that was personal.”

The trick of staging, experts say, is to remove anything that makes the house look like, well, like it’s yours. Take down those photographs of the grandkids, religious symbols and all that stuff on the refrigerator.

You want potential buyers to be able to imagine their own belongings in the home, yet you still need some items to show the actual size of the rooms.

“It’s an oxymoron, but rooms look smaller with nothing in them,” said Joyce Fierstat, a rental consultant with Cort Furniture in Hasbrouck Heights, N.J., where about a third of the company’s business is staging homes. “Without an empty bedroom, it’s really difficult to tell what size bed would fit comfortably.

Most homeowners do their own staging based on their real estate agent’s advice.

In addition to removing all manner of tchotchkes, experts have a list of staging must-dos to get top dollar for any home.

First, clean, clean and then clean some more. Who wants a house with a shower stall lined in mildew? Windows should sparkle to let in every glimmer of natural light, floors should be crumb-free and furniture clear of dust.

Second, make sure the tidiness stretches outside the house. Paint the front door, clear the walkway and driveway, make sure lights are working and fixtures gleam. Add a splash of color to that front door with a wreath.

Third, sellers need to focus on anything broken that they’ve been living with and ignoring. Fix that dripping faucet in the bathroom no one uses or the cracked tile you forgot about by the back door.

White's Livery Apartments ready for tenants

The newest residential addition to Buffalo’s West Side is ready for tenants to saddle up and move in.

White’s Livery Apartments, the $3.5 million conversion of the historic former White’s Livery and Boarding Stables building’s remnants at 428 Jersey St., is now open, with 14 units in the three-story building in the city’s Cottage District.

That includes 12 one-bedroom units and a pair of two-bedroom apartments, renting for between $500 and $800 per month. First-floor parking is also included. Tenants will be chosen by lottery.

The building is owned by West Side Neighborhood Housing Services of Buffalo, and the adaptive reuse project was years in the making.

Savarino Cos. served as developer and builder, while Stieglitz Snyder Architecture designed the project. Funding was provided through the federal Department of Housing and Urban Development, the Federal Home Loan Bank of New York, New York State Homes and Community Renewal, the City of Buffalo and a loan from Five Star Bank.

Gates Circle senior community featured on website

Canterbury Woods, the high-end continuing care senior community in Amherst, has introduced a new website to highlight its proposed new retirement project at the site of the former Millard Fillmore Gates Circle hospital.

The new website, at www.cwgatescircle.org, is designed to provide information about the $28 million project, as well as the features and benefits for residents. The project will include 50 independent-living and assisted-living apartments, as part of the larger $63 million mixed-use redevelopment of the former hospital complex by TM Montante Development.

Besides the retirement community, which will be owned and run by Episcopal Church Home & Affiliates, the project will also include other residential, retail and community components. Construction of the new campus is expected to start in early 2015, with a planned opening in 2016. Canterbury Woods plans to open a nearby sales and marketing office in the next few weeks.

New brewer installing equipment in Buffalo today

Big Ditch Brewing Co., the newest addition to Buffalo’s craft beer industry, will be installing its new brewing equipment today as its new downtown facility on Huron Street moves closer to completion.

The startup company, which is setting up shop at 55 East Huron, will take delivery of a 20-barrel or 620-gallon brewhouse and five 40-barrel or 1,240-gallon stainless steel fermenters. The giant equipment will be visible through new windows that will be put in on the Huron Street side of the building, which is owned by Iskalo Development Co.

With the arrival of the critical equipment, company founders say they hope to start brewing in July, with a goal of putting their beer on draft in bars, restaurants and retailers by late August. The on-site tap room will open in the fall.

Rand, 4 other downtown buildings under contract to be sold

Five downtown Buffalo office buildings – two of which are among the city’s most prominent – are now under contract to be sold.

David L. Sweet, president of Main Seneca Corp., confirmed Thursday that he has an agreement to sell the Rand Building, Main Court Building and three other Main Street buildings.

The sale is expected to close Aug. 23, pending the completion of all standard requirements.

“That’s the date I’m supposed to get a check and say farewell,” he said. “But it’s not that certain because of various contingencies that are intrinsic in any deal of this sort.”

He would not identify the buyer, or even say if he or she is local, but described the person as “a worthy successor.”

“We have an agreement that we’re going through,” Sweet said. “It’s a lengthy agreement, with a lot of contingencies, and it seems to be moving forward.”

The five properties include the Rand at 14 Lafayette Square, the Main Seneca Building at 237 Main St. and the Main-Court Building at 436 Main, as well as two smaller adjacent office buildings on lower Main Street at 241 and 251 – the Roblin and Stanton buildings, respectively.

The oldest, the Stanton, was constructed in 1873, while the Main Seneca Building dates to 1902 and Rand to 1929. Main Court and Roblin were built in the 1960s.

In all, the five office buildings have 760,137 square feet of rentable space on 64 floors. They are assessed at $12 million.

Sweet filed a notice May 22 with the state Labor Department under the Worker Adjustment and Retraining Notification Act, which mandates that employers tell workers when a layoff is pending or possible. The notice cites the “potential sale of facility” as the reason for the filing, and identifies 66 employees that may be affected at all five buildings. But that doesn’t mean any of them will actually lose their jobs, since the filing is mandated by law in a sale situation.

In the meantime, we’re still doing business, still renewing leases, and still operating our buildings in the same manner as we have been,” Sweet said.

Major renovations planned for apartments on Elmwood, Delaware

Two buildings in the 400 blocks of Delaware and Elmwood avenues are about to get apartment makeovers by different developers that will bring over 100 upgraded housing units within reach of the Buffalo Niagara Medical Campus.

Anthony Kissling is planning a complete renovation of the building that houses Chris’ NY Sandwich Co. at 401 Delaware Ave., with 30 apartments across from the Buffalo Club. Meanwhile, Nick Sinatra is in the midst of redoing 400 Elmwood Ave., with 70 units and two commercial spaces.

Both are capitalizing not only on the growth of the Medical Campus, whose leaders expect 5,000 more employees will be working there in a few years, but the desire of a growing population, particularly younger people, to live in the city as well.

“We are tapping into the massive demand for upgraded or new apartments in Buffalo,” Sinatra said.

At 400 Elmwood, near Bryant Street and Women & Children’s Hospital of Buffalo, Sinatra is “just completing” a $4.5 million renovation of the Elmwood Village building, which includes 70 units and two first-floor commercial spaces. Originally designed by Buffalonian Edward Moeller, who also designed Pilgrim English Evangelical Church on Best Street, the building was based on a wing of the Ritz Paris Hotel that served as a war hospital in Paris where Moeller was treated during World War I.

Most of the units are one-bedroom apartments of 450 to 500 square feet each, with 12 two-bedroom units of 600 to 750 square feet. Rent ranges from $900 to $1,175 per month. It should be completed in the fall.

The units will feature energy-efficient windows, restored hardwood floors, reclaimed wooden trim, new appliances, butcher-block counter- tops, refurbished steel entry doors, “throwback” black-and-white subway tiles in the bathroom, pendant lights and doorknobs that are historic in appearance. The building will include a bike room, laundry and storage space, and a community-themed courtyard with an outdoor kitchen and grill.

In keeping with the online and social media age, Sinatra is setting up a Facebook community for the property, as well as the ability to pay rent, request a work order and even fill out a rental application online. There’s also a phone app that allows residents to buzz in friends through the front gate regardless of where they are.

Sinatra is negotiating with “a few” restaurant or fitness-based tenants to take the storefront commercial space and provide amenities for residents.

Farther south and east, just below Edward Street, Kissling is revamping the century-old classical structure at 401 Delaware, which includes both a five-story main building and a three-story annex that date to 1896, as well as an adjacent parking lot.

Known as The Colonial, the complex includes 21 apartments in the main building and nine in the annex, plus the storefronts for Chris’ and a hair salon. The apartments, including studio, one-bedroom and two-bedroom units, now rent for $575 to $875.

The entire annex is currently vacant, so Kissling plans to “totally renovate” that portion, essentially demolishing the interior down to the brick walls, and also revamp the stairways, elevator and the facade of the building. He will also remodel the apartments in it with new kitchens, new bathrooms and hardwood floors. “No cheap stuff,” he said.

Kissling already did some work to the main building after he bought it 15 years ago, but now he wants to renovate all the hallways and public areas, clean up the front doors and put in new lighting. And as the apartments turn over – four are vacant now – he intends to remodel each of them as well.

“It’s going to be the best-looking building around. It’s going to be a gorgeous building,” said Kissling, who bought the complex in 1999 for $600,000 and now plans to spend $1.2 million on the renovation. “Everything’s going to be renovated, the hallways and everything.”

Plans call for restoring the building to the way it looked in 1925, based on some old photos Kissling has, and using state and federal historic tax credits that have already been approved. For example, he has ordered a new cornice made of fiberglass that will be installed in place of a rusty one on top of the building’s facade. He is also planning a roof deck, with views of Lake Erie and along Delaware Avenue.

“We’ve been working on this for about a year,” he said. “That’s one of the best locations in Buffalo.”

One of Buffalo’s two largest law firms spent decades – and more than $33 million in rent – occupying part of Buffalo’s tallest building, but now it wants a portion of that money back.

Phillips Lytle LLP says it was improperly overcharged by $612,574 over several years by its former landlord, Seneca One Realty, and is demanding to be reimbursed.

The firm claims it was wrongly assessed from 2005 to 2012 for capital expenditures and improvements to the building, which were not included in its lease.

It also asserts that Seneca One double-charged it for administrative fees that the firm had already paid as part of its “additional rent” under the lease agreement.

And it claims that Seneca One refused to reimburse Phillips Lytle even after a panel of arbitrators ruled in favor of HSBC Bank USA – the dominant namesake tenant of the building – over similar charges.

The firm has filed legal papers in the foreclosure case against New York City-based Seneca One, intervening as a defendant and seeking to ensure it gets paid before the lender takes possession of the building and any proceeds from selling it.

A hearing in the matter has been scheduled for 2 p.m. June 16 before State Supreme Court Justice Timothy Walker, who is overseeing the foreclosure case.

“We certainly believe the claim is meritorious, and the lender is liquid, and there will be proceeds from the sale of the building at the time the building is sold,” said Phillips Lytle managing partner David McNamara. “So we believe there will be funds that should be used to reimburse us.”

Phillips Lytle, one of the two anchor tenants of the 850,000-square-foot, 38-story tower since 1989, occupied 77,000 square feet on five floors since 1994 under a 20-year lease that expired late last year. The annual rent started at just over $900,000, or $15.50 per square foot, but escalated steadily until the firm was paying $2.1 million, or $27.18 per square foot, in its final year.

Former HSBC Tower gets another small tenant

A small consulting firm providing design and build services for the pharmaceutical trade industry has signed a one-year lease to occupy a small office in One Seneca Tower, adding to the small number of tenants that remain in the largely vacant skyscraper.

4FrontConsulting will occupy just under 2,000 square feet of space on the 28th floor, where it will employ a “handful” of workers, said Richard Schechter, the court-appointed receiver who is managing Buffalo’s tallest building as it winds through a pending foreclosure.

There are now about 18 tenants, on the top 10 floors of the 38-story tower. All floors below the 28th level are empty, after HSBC Bank USA and Phillips Lytle LLP vacated most of the building late last year.

Operator sought for former Sonoma Grille restaurant in Amherst

Iskalo Development Corp., the Williamsville-based developer that is building a new Hyatt Place Hotel and renovating the former Lord Amherst Hotel along the Youngmann Expressway in Amherst, is seeking out a new restaurant operator for the former Sonoma Grille space on the combined property.

The existing restaurant building consists of 16,500 square feet, with 9,200 square feet on the first floor and 7,300 on the lower level. Iskalo plans to renovate it and add 1,225 square feet to the event space, and expand the patio.

The former Sonoma Grille had been run by Michael Militello, but closed as part of Iskalo’s redevelopment of the entire property into a “hospitality campus.” The firm said it is now reaching out to a list of operators locally, regionally and nationally, “in addition to responding to parties that have expressed interest directly,” to solicit proposals for a new restaurant to serve the two hotels. Officials hope to select the restaurant by late summer, with an opening slated for late spring of next year.

The new 137-room Hyatt Place is now framed in concrete, and renovation work has started on what will be an 88-room upscale boutique hotel in the neighboring former Lord Amherst. The Hyatt will open in February 2015, with the yet-to-be-named boutique inn to follow soon after.

Seven-story downtown Buffalo building to become housing

A woman-owned development group has purchased a faded historic seven-story masonry building in downtown Buffalo, with plans to convert the former warehouse into loft apartments.

Alexandre Apartments LLC, led by Amy E. Judd, paid $340,000 to buy the former Loew’s Theatre Company warehouse at 510 Washington St. from John Barry.

Judd now plans to preserve, restore and renovate the narrow 19,500-square-foot building, which was designed by architect Thomas Lamb and built in 1920, into 12 luxury apartments, with commercial space on the first floor, according to brokerage firm CBRE, which handled the deal for Barry.

The adaptive re-use project will also use advanced “clean” technologies to power and service the building, including the use of solar panels in the design. Judd plans to seek LEED certification for the project, CBRE said.

Construction is expected to start in the fall and be completed by the fall of 2015.

Public forum set on Gates Circle conversion

The developer planning the $63 million conversion of Buffalo’s former Millard Fillmore Hospital campus at Gates Circle into a sprawling mixed-use project will hold a public forum next week to determine interest and gather input from neighborhood residents.

TM Montante Development will hold “A Conversation on the Future of Gates Circle” from 6 to 8 p.m. Monday in Burchfield Penney Art Center, 1300 Elmwood Ave. Officials from Montante Development, along with Robert G. Shibley and Bradshaw Hovey from the University at Buffalo’s Regional Institute, will lay out the proposed site plan and project renderings, while giving the public a chance to view and comment on them.

“Our vision for the Gates Circle site is transformational,” said TM Montante President J. Timothy Vaeth. “A key component of that transformation, for us, is creating a project in which the neighborhood can take a sense of pride and ownership. It’s just as important that we know what our neighbors are thinking as they know what we are thinking.”

Kaleida Health, former owner of the now-closed hospital, selected Montante last year as the designated developer for the 10-acre site following a competitive bidding process. Plans call for a $28 million city campus for Canterbury Woods, the “continuing care” senior citizens community in Amherst, along with a $45 million mixture of market-rate apartments, for-sale housing, retail space, and a community health and wellness center.

Montante hired the UB Institute to help with “shaping” the vision and working with the community. The developer plans to open a construction office near Gates Circle in the next few weeks and will eventually move its headquarters to the site. Construction is expected to start next year.

“We are making a commitment to this project and to the surrounding neighborhoods, not just through the substantial investment we are making to develop the project, but also in becoming part of the community,” Vaeth said. “We want this to be a signature project for our tenants, for our neighbors, for our company and for the City of Buffalo.”

IBM to set 500 new jobs in Key Center building

ALBANY – About 500 new jobs that IBM Corp. previously promised to create in downtown Buffalo, as part of a state economic development initiative, will take up a big portion of the Key Center office building that is otherwise being vacated in a year by Delaware North Cos.

Gov. Andrew M. Cuomo today will announce the selection of the Fountain Plaza site as the planned new home of his proposed information technology “hub” that envisions everything from training new workers in the field to developing cutting-edge software.

The announcement ends weeks of speculation about where IBM’s new software research facility and jobs would be located, as more than 15 city sites and multiple developers vied for the high-profile project.

In an unusual transaction, the state will spend $15 million to purchase a portion of the building and build it out for IBM, while the rest of the building would remain in private hands. Details of the final contract are still being finalized.

Another $40 million will go for the purchase of equipment and software that IBM, and potentially others drawn to the center, can use. This structure – in which the state retains ownership of the facility and equipment that the tenants can use – is based on a model of the state’s successful nanosciences center in Albany.

Besides IBM having access to the equipment and software at the Key Center technology hub, state agencies will also be able to use the facility for their IT offices.

The IT “hub” proposal, formally known as the Buffalo Information Technologies Innovation and Commercialization Hub, is part of Cuomo’s vow to invest $1 billion in state money on job creation efforts in the Buffalo area. Similar hubs are being developed for clean energy and medical research.

Cuomo, in a written statement provided to The Buffalo News on Tuesday, said the movement of IBM into the Key Center is “cementing Buffalo as a focal point of advanced research and commercialization.”

Cuomo and IBM in February announced that the technology giant would commit 500 jobs to Buffalo as the first part of the IT “hub” to develop software and innovations to be used by everything from the energy and health sectors to defense industries and genomics. The $55 million would be steered to the project through the State University of New York’s College of Nanoscale Science and Engineering in Albany.

IBM, which has operations in 170 countries, has a significant employment base downstate in Westchester County, where it is headquartered in Armonk. But both the company and the state have previously called the Buffalo jobs new positions that are not being moved from elsewhere.

The state and IBM previously said the company would locate the new workers in a 100,000-square-foot space in the city but didn’t say where. The SUNY school, which is running the hub center initiative, conducted a highly competitive bidding process, managed by the McGuire Development Co. as the local project manager, to find a location. The list, which began with all potential sites that could handle the space, was narrowed to seven applicants and then to three finalists, who were interviewed separately Friday.

Other buildings whose owners responded to the bidding request included the Bank of America Building at Fountain Plaza, Main Place Liberty Group’s Main Place Mall and Tower, Uniland Development Co.’s 250 Delaware, Krog Corp.’s 701 Seneca, Krog’s Trico Building and Savarino Cos.’ 500 Seneca, according to sources with knowledge of the selection process.

All three finalist facilities had access to public transportation, such as Metro Rail, and “met the visionary components of what the school is looking for,” said McGuire Development President Jim Dentinger, who declined to identify the finalists. Ultimately, he said, the decision came down to pricing, “the quality of the building and the setting,” and the potential to expand into additional space if the initiative grows. Any additional space would also be purchased by the state.

“This anchor will drive a lot more tenancy into the building they’re going to be going into,” he said. “There will be a lot of investment in and around this project once it’s operational.”

The selection of Key Center and the 500 jobs IBM has pledged to bring also offsets the loss of Delaware North as a major tenant in the center. The hospitality giant is relocating its headquarters and 350 jobs a few blocks west to the new 12-story hotel/office tower that Uniland is building at 250 Delaware Ave.

Without IBM as the hub’s first commercial tenant, Key Center’s South Tower would have been 80 percent vacant.

“The school understood the impact this will have on the building they’re occupying, as well as the surrounding neighborhood and the downtown core, so we wanted to make sure the site we selected took into account all aspects of that decision,” Dentinger said.

In February, state officials told The News that the 500-job target will not happen immediately and could take as long as five years to be realized. They said IBM will put an emphasis on hiring software engineers, research graduates and others out of area colleges. The idea is to try to stem some of the “brain drain” from the region, as area college graduates leave for better jobs elsewhere.

The state previously said the site is expected to open early next year, but Dentinger said officials are now aiming to at least start with about 25,000 square feet of temporary space by this September or October. The facility will grow from there, possibly encompassing a significant part of what Delaware North will abandon in a year.

The “hub” concept envisions an anchor tenant like IBM luring other companies interested in information technology as part of a broader program that also will involve such interests as the state’s own sprawling data center, the nanosciences college in Albany and the University at Buffalo. The state believes IBM’s presence and reputation will help attract other companies to Buffalo so they can be closer to a center that educates future IT industry workers and works on new software innovations.

The model is based on a theory that private companies will be lured to a facility if the state pays for the cost of the structure and equipment that many companies otherwise might not be able to afford on their own. The model calls for no direct cash subsidies to a company that wants to participate, but indirect financial incentives, such as the equipment or building, that they can use while bringing new jobs to a region.

The IBM announcement is one of a number that can be expected this year as Cuomo duels against his Republican gubernatorial opponent, Rob Astorino, who has questioned if Buffalo will ever see the full $1 billion in promised aid.

Former patient oversees Roswell Park expansion project

Ten years ago, John Wokasien was a patient at Roswell Park Cancer Institute, battling stage 4 laryngeal cancer.

The battery of chemotherapy and radiation treatments he underwent, along with a series of surgeries, likely saved his life.

So after he retired as director of the construction services group in Buffalo for URS Corp., the world’s largest engineering and construction firm, he decided to give back to the hospital – also a former client – by using his civil engineering skills.

And on Friday, as Roswell Park topped off the steel structure of its new Clinical Sciences Center, he was able to take extra pride in his role as senior construction manager, overseeing the $50.5 million project that represents the first clinical expansion to Roswell Park since 1998.

“I’m here to help out Roswell any way I can,” Wokasien said. “I can’t give back what the hospital and staff gave to me, but if I can help out, save a few bucks on construction, keep the contractors honest, I’m happy to lend some expertise.”

Wokasien and project manager Anthony Putrelo, assistant vice president of facilities management for Roswell Park, oversee a team of six prime contractors and dozens of construction workers who labored through the winter to keep the two-phase project moving toward completion in early 2016.

The hospital broke ground in April 2013 to clear the space, and construction work began in October, with the excavation of 4,500 yards of soil. Since then, the towering steel structure with a zigzag facade has risen quickly, with support from one of the four tower cranes now dotting Buffalo’s downtown skyline. And despite bitter cold and a snowy winter, the work by Rochester-based LeChase Construction is a week ahead of schedule, officials said.

About 50 workers are currently on site, with representation from 11 minority- and women-owned subcontractors. More than 1,650 tons of steel are in place, and officials hope to have the floors poured by the end of June, using 760 cubic yards of concrete. In all, 200 construction jobs are expected.

“The steelworkers have been great. They worked through tough conditions this winter,” Putrelo said. “The cold didn’t seem to bother these guys at all. It’s the wind when they had to stop. The times that delayed us the most was the spring, when it was raining hard. But those guys are pretty tough.”

Sandwiched into a very narrow space next to the main hospital building at the corner of Michigan Avenue and Carlton Street, the 11-story, 142,000-square-foot new facility will house a combination of clinical-care and medical offices to accommodate growth in demand for research and services.

Designed by FXFowle Architects, the tower features floorplates of varying sizes, with a jagged shape along Michigan Avenue that gives it a unique scissorlike appearance.

“It was really thought-out by the architects to make this building spectacular,” Putrelo said. “If you have a long façade, it would just look plain and dull.”

That also allows for two walk-out terraces on the ninth and 10th floors, as well as bump-outs and bends to cast shadows on the street. The upper floors, which are bigger, will cantilever over the roof of the adjacent Grace Cancer Drug Center.

The building will feature full-length glass windows with dramatic views of the Buffalo skyline and Lake Erie, with some Boston Valley terra-cotta “baguette” features adorning the facade.

A two-level atrium will take up part of the first two levels. And it will include enclosed walkways directly into the main hospital on the first three levels, as well as a separate street entrance on Carlton.

The project is funded by $32.5 million in philanthropic donations, including $1 million gifts from major hospital supporters known as the Circle of Ten, as well as $6.3 million raised from the sale of federal New Markets Tax Credits.

Plans call for the “core and shell” of the building – the steel frame, cement floors, mechanicals, three elevators and outer walls – to be completed by yearend, followed by the build-out of the lobby and clinical space, and then the office space buildout.

The ground floor will include the lobby, conference or resource rooms; the first and second floors will house the expanded breast center and mammography screening center, with a special separate elevator between them for privacy; the fourth and fifth floors will house an expanded chemotherapy infusion clinic. The third floor will house offices for anesthesiologists, who will have direct access through the walkway into the operating rooms in the main hospital. Other offices will fill floors six through 10.
