Some recent notable real estate deals in the Buffalo Niagara region:
1) Location: Vacant land on part of 3900-3910 N. Buffalo Road, Orchard Park
Price: $1.4 million
Buyer: Buffalo Medical Group, through BMG OP Holdings LLC

Planned Use: New consolidated Southtowns central medical office for Buffalo Medical Group, the area’s group largest medical practice, which had been at 3345 Southwestern Blvd., in 14,000-square-feet of space, for many years. The new two-story building will triple that size, to 45,000 square feet, enabling BMG to expand services and add specialty care, such as diagnostic imaging. It will incorporate the shell of the existing single-story, 14,000-square-foot building. Property, formerly the Saville’s farmer’s market, is part of a 58-acre mixed-use development parcel. Property fronts on both North Buffalo and Webster roads. Ellicott had acquired it in late December from Saville Farms for $1.69 million.
2) Location: 1395 Delaware Ave., Buffalo
Price: $1.025 million

Planned Use: Uncertain, but may be converted into a Trading Company gas station and convenience store. Property currently houses Polino’s Service, a Go Gas Outlet gas station, located on one-third of an acre at West Delavan Avenue, across from Forest Lawn Cemetery and just northeast of Gates Circle.
3) Location: 1110 Military Road, Tonawanda
Price: $1 million

Planned Use: Renovation of 100,000-square-foot facility into new engine-testing facility for ATSBNY, a North Tonawanda company founded in 2009 and primarily tests engines on behalf of General Motors Co. from GM plans in both Tonawanda and Spring Hill, Tenn. Project will create 19 additional jobs, on top of 11 already in place.
4) Location: 4675 Transit Road, Clarence
Price: $575,000

Seller: John M. Durnye of South Amboy, N.J., through Hillsdale Realty Co. of New Jersey Inc.
Planned Use: Will renovate current 22,000-square-foot open clear-span building on 2.8 acres – formerly a roller-skating rink but now vacant – and construct 10,000-square-foot addition to create a new light manufacturing facility, with office and warehouse space, totaling more than 32,000 square feet to manufacture high-quality furniture. Located near Eastern Hills Mall, with a large parking area.
5) Location: 320 Woodward Ave., Tonawanda
Price: $575,000
Buyer: Newalta Environmental Services Inc.
Seller: 320 Woodward Inc.
Planned Use: Uncertain. Property is an industrial and flex-space building off Military Road. Former home of Double Down Transport Inc., a freight transportation and trucking company. Newalta is part of Newalta Corp. of Calgary, Alberta, the largest industrial waste management and environmental services company in Canada. The company already has a facility in Fort Erie for treating and reclassifying hazardous industrial wastes and collecting rechargeable batteries.
6) Location: 8114 State Road, Colden

7) Location: 474 & 492 Michigan Ave. and 173 Elm St., Buffalo

Planned Use: Future redevelopment along with the Elm and Michigan street corridors. Includes on-site, fenced-in parking on two vacant lots on Michigan. Built in 1900, on 0.11 acres. Located next to a one-story building belonging to Ferguson Electric Co. Formerly owned by Mudpies Children’s Museum and originally by Jansen Bros. Harness Shop. Price bought it in 2008, with plans for a mixture of residential space upstairs and his Bear Metal Works business.
8) Location: 306 Main St., East Aurora

Planned Use: Has been a 14-year-old home decor, furniture and gift store. Property is a two-story, 3,159-square-foot retail services building, constructed in 1890, on 0.34 acres. Seller is a legal investment trust that held the property, in the name of Neil M. Chur, who was chairman and CEO of Park Associates of East Aurora, one of the region’s largest nursing home companies. Now owned and revived by Barbara Chur and her daughter, Lissa Tehan.
