Some recent notable real estate deals in the Buffalo Niagara region:



1) Location: 107 Anderson Road, Cheektowaga

Price: $1,939,229

Buyer: Goldman Sachs Group and Archon Group LP of Irving, Texas, through W2005/Fargo Hotels (Pool A) Realty LP

Seller: TMI Hospitality of Fargo, N.D., through Heritage Asset Management Inc.

Planned Use: Investment. Property is the three-story Residence Inn Buffalo Cheektowaga, a Marriott International hotel with 113 suites, located just off Walden Avenue to the west of the New York State Thruway exit. Archon, a wholly owned subsidiary of New York investment bank Goldman Sachs since 2000, is a real estate investment services and asset management firm that buys, develops, manages, finances and sells real estate in the retail, multifamily, office, industrial and hospitality sectors – including hotels.



2) Location: 110-112 Pearl St., Buffalo

Price: $1.325 million

Buyer: Paul Kolkmeyer and Greg Suffoletto of Priam Enterprises and unidentified investor, through 110 Pearl LLC

Seller: Michael Joseph/Clover Management of Clarence, through Dun Building LLC

Planned Use: Investment and continued operation of 10-story, 27,265-square-foot Dun Building, which is almost fully occupied by mix of office tenants, mostly law firms. Designed by E.B. Green and William Wicks, completed in 1895 and named for R.G. Dun & Co., this was the first high-rise, first steel-framed and first fireproof building in Buffalo. Joseph sold the building as part of his strategy to refocus on senior housing and apartments.



3) Location: 153 Elmwood Ave., Buffalo

Price: $450,000

Buyer: Nick Sinatra/Sinatra & Co. Realty of Tonawanda, through Allentown Group Holdings LLC

Seller: 161 Elmwood LLC

Planned Use: Redevelopment and reuse. Former Cozumel Grill & Tequila Bar, a popular eatery that closed. Property is a 3,788-square-foot retail building and “turnkey” restaurant, with 3,100 square feet on the first floor and a patio and deck, and a 688-square-foot office, private bathroom and storage space on the second floor. Seats more than 50 in the restaurant and 14 in the bar, plus 60 in the covered patio and 150 in the open patio. Includes parking for about 30 cars. Sinatra is a real estate manager and developer who has become very active in Tonawanda, North Buffalo and other parts of the city in the past two years.

Planned Use: Continued operation of auto service shop called Grease Lightning, which has operated there since 2008 and specializes in oil changes. It’s part of a Batavia-based chain by that name, operating shops in Hamburg, Tonawanda, Binghamton, Geneva, East Rochester, Vestal, Geneseo and Warsaw in New York and in Lewiston, Brunswick and Norway, Maine. Property is a 2,293-square-foot, single-story building, constructed in 1996 and located across the street from Camping World and adjacent to Subway. Formerly Sheedy & Sons Quick Lube & Repair LLC.
